Addis Ababa’s property market is active, but current listing data suggests that sellers still need realistic pricing, complete information and patience to attract serious buyers.
The Quarter 3 2026 Ethiopia Property Centre report places the median advertised sale price at ETB 11 million across 4,536 listings. Addis Ababa accounts for 4,509 of those listings, meaning the findings mainly reflect the capital’s online market. These are advertised prices—not completed transaction values. Asking price is not market value
An asking price is what the seller advertises. Market value estimates what a willing buyer may pay after considering location, property condition, plot size, legal documentation, infrastructure and comparable transactions.
A new apartment in Bole cannot be directly compared with an older house in Yeka, a villa in Ayat or a redevelopment property in Nifas Silk-Lafto. Even properties with the same bedroom count may have significantly different values.

Reported median asking prices include:
Apartments: ETB 10.23 million
Houses: ETB 12.7 million
One bedroom: ETB 4.6 million
Two bedrooms: ETB 10.4 million
Three bedrooms: ETB 13.2 million
Four bedrooms: ETB 17 million
Five bedrooms: ETB 31 million
These figures are useful reference points, but they are not official valuations or guaranteed selling prices.
Properties recorded as sold took a median of 203 days between publication and the agent recording the transaction. However, this calculation is based on only 30 completed sales, so it should not be interpreted as the expected selling time for every property.
What a strong listing should include
A professional property listing should clearly state:
City, sub-city and neighbourhood
Property type and permitted use
Plot and building area
Bedrooms, bathrooms and parking
Building condition and finishing status
Ownership or lease-document status
Asking price and payment terms
Road access, utilities and nearby services
Recent photographs of the actual property
Accurate information helps buyers compare properties confidently, reduces unproductive enquiries and allows sellers to justify their asking price.
Inflation and property pricing
The National Bank of Ethiopia reported headline inflation of 13.4% in May 2026 and expected inflation to remain in double digits over its six-month forecast period.
